Danes Cottage Layout
Access Statement
Introduction
Danes Cottage is a brick built terraced cottage on a vehicle access only
route that comes down from Danesgate for approximately 100m to Steep Hill where
the pedestrian only part of Steep Hill meets the vehicle access only part. Steep
Hill, Danesgate and Well Lane are all surfaces with stone cobbles.

We have an extensive website, with diagrams of the floor / room layouts and
pictures of all the rooms.
Bookings / enquiries can be made directly from the website via email, or via
telephone or by letter.
The website contains full directions to the cottage (available in different
font size and dyslexia friendly font)
The nearest bus stop is on Danes Terrace directly behind Danes Cottage - 50m
away Lincoln railway station is 1 mile away at the end of the pedestrian zone to
Lincoln High Street.

in the cottage.
Arrival & Car Parking Facilities
As the cottage is in an access only zone car parking is not available
directly outside the cottage. However, it is acceptable to drive to the front
door to unload your car and then move it to either the pay and display car park
(50m away) on Danes Terrace or the long stay car parks in Broadgate or Westgate.
Lincoln City Council are responsible for the pay and display car parks in
Lincoln. There is a link on our website that details the prices. Disabled spaces
are available. Danes Terrace car park is 50m from the cottage. It is possible to
walk on the pavement to reach Danes Terrace car park. There is slope down from
Danes Cottage to the car park turning either left or right from the front door,
it does level off on Danes Terrace.
Main Entrance & Lounge
The main entrance is the front door from Well Lane. The key for this door is
issued to our guests at arrival. • The front door is 84cm x 176cm, with the
hinge on the left. The keyhole is 99cm high.
The step from the road is 10cm high on to a Yorkstone pavement. The step
into the property is concrete, 3cm high and 25cm deep. The floor of the property
is 10cm below the step.
The front door opens into the lounge area. There is a light switch on the
right hand side door casing for the first lounge lights. There is a large mat
inset into the floor at the front door.
The carpet is beige (short pile) • The lounge area has a three and two
seater settee with reading lamp. • There is a TV with remote control and DVD
video and Playstation 2.
Dining Room
Door from the lounge / dining room is 70cm wide by
196cm high.
There is a 20cm step down from the lounge into the dining room.
The lounge has a light ash coloured real wood floor.
The oval table (maximum size 90cm wide x 150cm long x 73cm high) has two
drop leaves. There are 4 dining chairs available.
The welcome letter will be on the oval table along with a copy of the fire
risk assessment.
The lounge has a welsh dresser which contains details of visitor
attractions, restaurants, videos, DVD’s games and reading material on local
history.
The staircase from the lounge has a landing at 13 steps.
There is one handrail at 80cm above the treads on the right hand side.
The lowest head clearance on the stairs is 190cm.
The top landing (upstairs) is 95cm x 80cm.
The boiler / room thermostatic control switch is at 147cm high next to the
stair door.
Outdoor Facilities
Exiting from the back door, from the dining room, there is a patio and
garden area.
This door is 81cm wide x 176cm high, with the keyhole at 107cm.
There a 3 steps down is 3.5cm high, 89cm wide and 31cm deep onto the patio
which is 100cm wide by 379cm long.
The patio is built of concrete therefore is an even surface. Patio furniture
and BBQ are available for guests to use.
The patio leads to a grassed garden area. This is uneven. To the left of the
garden is a gate which serves as a shared access area to the rear of the
properties. This can also be accessed between numbers 3 and 4 Danes Cottages.
Bedroom 1
Door 72cm wide x 199cm high - hinged on the left. Carpeted with a beige,
short pile carpet.
There is a steel double bed 4' 6" wide with a 4' 6" mattress.
All bedding is cotton with non feather pillows and quilt.
The space to the left of the bed is 40cm wide.
The space to the right of the bed is 75cm.
The main room light has a switch at the door on the right hand side. There
are two separate reading lamps available by each side of the bed.
Bedroom 2
Door 72cm wide x 199cm high - hinged on the left. Carpeted with a beige,
short pile carpet.
There is one pine single bed.
The bed is against the wall. The distance to the left of the bed is 77cm.
All bedding is cotton with non feather pillows and quilt.
There is a separate reading lamp available by the side of the bed.
Bathroom
This is accessed from the landing.
Door 74cm wide by 199cm high.
The toilet seat is 44cm high - the space to the right is 36cm and to the
left 36cm.
The sink height is 86cm.
Bath height 55cm, length 15cm and 70cm wide.
The floor surface is non slip vinyl floor covering.
Free floor space 150cm x 86cm.
Electric power shower available over bath.
Self-Catering Kitchen
The kitchen has 1 door leading into it from the dining room.
Fire extinguisher at 80cm and fire blanket at 120cm high on the right hand
wall of the kitchen.
The work surface is 92cm high and 60cm deep. The width between the units is
60cm. The sink and gas hob are also at 92cm high. Above the hob is an extractor
unit plus cupboards. A microwave is also available.
Catering standard crockery is provided in the cupboards beneath the work
surfaces. Glasses and cups etc are in the wall cupboards.
he electric oven can be accessed from both the right hand side. The oven
door grill is 50cm high and the main oven door shelf is 55cm high. The fridge is
under the work surface at 64cm and the highest shelf being 47cm.The kitchen is
lit by A 1.5m fluorescent light. The flooring is non slip ceramic tiles.
There is a front loading washer / dryer is available in the kitchen,
underneath the worktop. The washing machine is 60cm wide and 86cm high. A
retractable washing line is available at the back of the cottage, with pegs to
fasten it to.
The freezer is under the staircase with the 4* ice box.
Additional Information
A Welcome Pack is produced in dyslexia friendly font, plus separate folders
for all manufacturers’ instruction leaflets and places of interest leaflets.
Pets are not welcome except for guide dogs.
The premises are non Smoking.
